Aventura paperwork before the containment goes up
Put the paperwork in order before a saw comes in. The board's prior written consent is required for reconstruction on a unit, and it can be conditioned on the method, the contractor's qualifications and the contract. Permits for the rebuild come from the City of Aventura, folio code 28. And the claim stays yours: on a residential policy issued on or after January 1, 2023, Florida law makes any attempt to assign post-loss benefits void, so nobody here asks you to hand it over. A remediator who wants to go well past the written protocol should explain why in writing.

Section 718.111(11)(g)1: 'All reconstruction work after a property loss must be undertaken by the association except as otherwise authorized in this section. A unit owner may undertake reconstruction work on portions of the unit with the prior written consent of the board of administration.' The board may condition consent on 'the approval of the repair methods, the qualifications of the proposed contractor, or the contract', and 'A unit owner must obtain all required governmental permits and approvals before commencing reconstruction.'

Section 627.7152(13): 'Except as provided in subsection (11), a policyholder may not assign, in whole or in part, any post-loss insurance benefit under any residential property insurance policy or under any commercial property insurance policy ... issued on or after January 1, 2023. Section 718.111(11)(j) says association-insured condominium property 'damaged by an insurable event shall be reconstructed, repaired, or replaced as necessary by the association as a common expense', while 'In the absence of an insurable event, the association or the unit owners shall be responsible ... as determined by the maintenance provisions of the declaration or bylaws.' Under (j)4 the association is not obligated to pay 'if the property losses were known or should have been known to a unit owner and were not reported to the association until after the insurance claim of the association for that property was settled or resolved with finality, or denied because it was untimely filed.'

Where association-insured property is damaged by an insurable event, Florida's condominium act has the association repair it as a common expense, while unit finishes and contents are generally the owner's side. Get the association's position in writing and hand it to whoever writes the protocol.
