The ACS 2020 to 2024 estimates count 50,471 housing units in Miami-Dade County vacant 'For seasonal, recreational, or occasional use', about 4.6 percent of all units. In Miami Beach the count is 13,380 (21.2 percent of all housing units), in Aventura 7,910 (30.0 percent) and in Key Biscayne 1,736 (23.7 percent).

EPA's mold course says one function of a building's heating, ventilation and air conditioning system 'is to remove moisture from the air before the air is distributed throughout the building', and that if the system is turned off during or shortly after heavy water use, 'the humidity may rise greatly, and moisture or mold problems may develop.' It also says wet buildings and materials must be dried 'within 24-48 hours' to avoid mold growth.

What an Aventura assessment settles after a closed-up summer
Aventura is where the county's seasonal owners are most concentrated. The ACS counts 7,910 units in the city held for seasonal, recreational or occasional use, 30 percent of all its housing, against 4.6 percent county-wide. A unit closed from May to October sits through Miami's wettest and most humid months, with a mean dew point at Miami International above 74F from June through September. EPA's mold course notes that when an HVAC system is off, humidity can rise greatly. So the smell that greets you at the door may be damp air or real growth, and only readings tell them apart.

Damp air or growth in an Aventura unit: what to check first
Do not open walls on the strength of a smell. Ask for an assessment that measures humidity and surface moisture room by room, checks the air handler closet, its drip pan and drain line, and looks behind anything that was against an exterior wall. If the readings are dry and nothing has grown, the answer may be running the AC and a dehumidifier; EPA advises keeping indoor humidity below 60 percent, ideally 30 to 50. If growth is found, the report gives the remediator a written scope it did not write, and if it touches a shared wall, the manager needs a copy.

Off, set high or running normally changes what the assessor expects to find. Tell them before the visit.

We came back to Aventura in November and the closets smell. Do we need an assessor?
Not necessarily. A humidity meter costs about $10 to $50 at many hardware stores, and if the rooms read high but nothing has grown, cooling and dehumidifying may be all it needs. If you can see growth larger than about three feet by three feet, or the smell survives a week of the AC running, an assessment is worth booking.
Should I leave the AC on while I am away from Aventura?
We do not set anyone's thermostat, but EPA's own material says an HVAC system removes moisture from the air and that humidity can rise greatly when it is off.
