Mold Removal in Aventura, After the Rain Reaches the Garage

For an Aventura condo, we can tell you what a water or mold problem needs, who in the building has to know, and how soon. The largest single event in Aventura's federal flood claim record is the June 2024 South Florida flooding, a rainstorm rather than a hurricane, and about 99 percent of the city's buildings sit in flood zone AE.

Six short questions, then your details. Under a minute, and they are the questions that decide who you actually need, and who is likely responsible.

Question 1What are you dealing with?
Question 2What kind of building is it?

In Miami-Dade this changes who hires whom. In a condo or townhouse the association may be responsible for part of the building and you for the rest, so the first answer we give depends on this one.

Question 3Where do you think the water came from?

If it came from a neighboring unit or from the building itself, say so. It usually decides who pays, and a written finding about the source is worth having before anything is removed.

Question 4Is anything still wet?

EPA guidance is to dry wet materials within 24 to 48 hours. Inside that window this is usually a drying job. Past it, it may be a mold job.

Question 5What is your connection to the property?
Question 6How soon do you want someone on it?
You, and the property this is about

Who should we ask for?

How can we reach you?

We call to confirm the details before anyone is sent out.

Where is the property?

The contractor match is by property, not by person, so the street line matters.

Section 718.111(11)(j) says association-insured condominium property 'damaged by an insurable event shall be reconstructed, repaired, or replaced as necessary by the association as a common expense', while 'In the absence of an insurable event, the association or the unit owners shall be responsible ... as determined by the maintenance provisions of the declaration or bylaws.' Under (j)4 the association is not obligated to pay 'if the property losses were known or should have been known to a unit owner and were not reported to the association until after the insurance claim of the association for that property was settled or resolved with finality, or denied because it was untimely filed.'

Are you in Aventura now, or away?

An owner on site and an owner abroad need different first steps. Tell us which, and whether the association already knows.

Planning

Aventura garages, lobbies and the owner who is away

Aventura is condo towers almost entirely: 86.9 percent of units are in buildings of 20 or more, the highest share of any town we cover, and only 4.6 percent are detached houses. Permits come from the City of Aventura for folios beginning 28. Some 7,910 units, 30 percent of the total, are held for seasonal or occasional use, so water that reaches a garage or a lobby at grade may go unreported by the owner upstairs for days. Under Florida's condominium act that delay can cost you, because the association is not obliged to pay for losses a unit owner knew or should have known about and did not report before its own claim was settled. Ask the manager to email you after any heavy rain, report stains in writing the day you see them, and get the board's written consent before a contractor opens a wall.

Mold Assessment and Water Source Report

You found a dark edge in the AC closet, a ring on the ceiling under the unit above, or a smell waiting at the door after the summer, and you want to know what it is, whose water fed it and how big the job is, from a licensed assessor who will not be the one removing it.

Mold Remediation and Removal

The drywall beside the air handler has gone soft, or the ceiling stained again after the unit above fixed its leak, and you want the growth taken out properly by a licensed remediator working to someone else's report, not to a bigger one of its own.

Water Damage Drying and Dry Out

Water came through the ceiling from the unit above, the AC drain backed up into the closet, or the power was off for days, and you want the place measured and dried before a leak turns into a mold job.
