The City of Miami Beach says king tides can reach more than 12 inches above the average high tide for the year, and it publishes the 2026 windows from NOAA's Virginia Key tables: September 26 to 30, October 7 to 13, October 24 to 30, November 6 to 9 and November 23 to 26, with the highest on October 10 and on October 26 and 27. Rain counts too: the June 2024 South Florida flooding is the second largest event in the city's federal flood claim record, behind Hurricane Irma in 2017. Water that came in from the street is not the same job as a burst pipe.

Treat outside water as dirty water. Tidal and street water carries whatever it crossed, so wet carpet, pad and the bottom of drywall it soaked are more likely to be cut out than dried, where a clean supply-line leak often dries in place. EPA's window is 24 to 48 hours either way. If the unit is closed for the season, ask someone to check garage storage and ground-level rooms during the published tide windows, and if you carry a flood policy, read its terms before the water comes: it does not cover mold that results from failing to inspect and maintain the property after a flood recedes.
