Mold Assessment in Sweetwater Mobile Homes, Townhouses and Houses

An assessment tells a Sweetwater household where the moisture is and how far any growth has spread, including in the places a manufactured home hides it: under the floor and in the roof cavity.

Six short questions, then your details. Under a minute, and they are the questions that decide who you actually need, and who is likely responsible.

Question 1What are you dealing with?
Question 2What kind of building is it?

In Miami-Dade this changes who hires whom. In a condo or townhouse the association may be responsible for part of the building and you for the rest, so the first answer we give depends on this one.

Question 3Where do you think the water came from?

If it came from a neighboring unit or from the building itself, say so. It usually decides who pays, and a written finding about the source is worth having before anything is removed.

Question 4Is anything still wet?

EPA guidance is to dry wet materials within 24 to 48 hours. Inside that window this is usually a drying job. Past it, it may be a mold job.

Question 5What is your connection to the property?
Question 6How soon do you want someone on it?
You, and the property this is about

Who should we ask for?

How can we reach you?

We call to confirm the details before anyone is sent out.

Where is the property?

The contractor match is by property, not by person, so the street line matters.

Local Context

Where a Sweetwater assessment has to look beyond the walls

Sweetwater's housing is unlike anywhere else we cover. 14.2 percent of its 7,080 units are mobile homes, the highest share on this site, 18.6 percent are townhouses and only 19.4 percent are detached houses. A manufactured home gets wet in its own ways: water that ponds beneath it, a roof seam, a plumbing line under the floor. The stain inside is often the last place it shows. An assessment here has to go under the home and into the roof cavity as well as along the walls, and the written scope should say which of those areas were read and which could not be reached.

Deciding

Sweetwater renters, owners and the scope of the visit

Put the scope in the contract. Florida requires a mold assessment contract in writing, signed by both sides, and the place to say that the visit covers the underside of the floor and the roof cavity is that document, before the assessor arrives. Most Sweetwater households, 57.9 percent, rent, so a tenant should send the landlord a dated note with photographs first; the owner controls access under the home. And skip the lab test unless there is a specific reason: EPA says sampling is in most cases unnecessary where mold is visible.

  1. Which part of the home is affected

Walls, floor or ceiling. In a mobile home the source is often below or above what you can see.

  2. Whether the underside can be reached

Skirting may need to come off. Agree that with the owner before the visit.

  3. Who books it

A tenant tells the landlord in writing first. The owner can then book it, or agree to you doing so.

Questions

Sweetwater questions about soft floors and flood zones

The floor of my Sweetwater mobile home feels soft. Is that mold?

It may be water damage with or without growth. A soft floor means the decking has been wet, often from a line underneath or from water that sat under the home. An assessor reading from below can tell you whether it is still wet and whether anything has grown.

Most of Sweetwater is in a flood zone. Does the assessment check for that?

It should say whether the moisture pattern points to water from outside, which in a city with about 76 percent of mapped buildings in zones AH or AE is a fair question. It will not give you a flood determination; the county flood map does that.

Next Step

Send the Sweetwater home type and what you see

A person reads it and writes back with where the assessor should read first.
